Asheville Code Provision Requiring Open Space Minimums

The open space standards provide for the reservation and protection of open spaces in both residential and non-residential developments located in the City of Asheville. Open space requirements range from 10% to 50% depending on development type and total parcel area. Open space definition includes: recreation areas; natural areas such as streams, forests, and wetlands; public amenities such as greenways and sidewalks; unfenced stormwater control measures such as rain gardens, bioswales, and green roofs; and property line buffer.

Includes a “fee-in-lieu” option for open space requirements of 5,000 sf or less where property does not contain a designated greenway as shown on the Greenway Master Plan (Section 7-11-4 (h)).
