DC Zoning Commission: Green Area Ratio

The rule establishes a minimum Green Area Ratio (GAR) requirement for certain new construction and additions in Washington, D.C. The GAR score calculates the ratio of landscaped/green area, weighted by environmental benefit, per lot area. The order outlines different minimum required GARs based on different zone areas. The GAR is part of the regulatory framework used to reduce stormwater runoff, mitigate urban heat island effect, enhance ecological and aesthetic benefits in dense urban zones.
