Density Bonuses in Juneau’s Unit Development Code

Juneau’s zoning code permits the city to award density bonuses that could be accessed for providing open space, preserving wetlands, and creating urban meadows. The code allows bonuses for including in development plans “a continuous setback of greater than 50 feet, designated in the plan as undisturbed open space along important natural water bodies, including anadromous fish streams, lakes, and wetlands,” and generally for ” excellence in siting, design, landscaping, and provision of common facilities and additional amenities that provide a distinctive development and unusual enhancement to the general area.
