Fort Mill Density Bonuses for Increased Open Space

In mixed use development districts (MXU), “a density bonus over and above the density otherwise allowed in the MXU district may be approved by the town council provided that the applicant increases the percentage of the total project area to be devoted to dedicated open space. . . . Any such bonus shall consist of a one percent increase in the allowable density for every one percent of land area devoted to dedicated open space unless town approves an alternative.”
