Tacoma Mixed-Use Districts Height Bonuses

This height bonus provision allows for projects to be eligible to increase the standard maximum height limit through the incorporation of one or more public benefit features into the development of the project. Features and bonuses include:
– A height bonus of 10 feet may be granted for integrated systems that use low impact development (LID) techniques such as permeable surfaces, and bioretention/rain gardens.
– A height bonus of 10 feet may be granted for vegetated roofs which cover at least 60% of the building footprint.
– A height bonus of 10 feet may be granted for solar energy system installation that provides at least 15% of a building’s expected annual operating energy.
